What to expect from your RE/MAX at the Lake REALTOR

- Perform a Competitive Market Analysis to evaluate the correct price for your home
- Accurately explain Agency relationships in North Carolina
- Provide you with a written guide to assist you in preparing your home for sale
- Provide you with a Seller Net Sheet to give you an accurate picture of what you can expect to make from the sale of your home
- Arrange for a RE/MAX professional to work with you in your new city to find you a home, if needed
- Accurately measure your home
- Assist in staging your home to maximize marketability
- Provide you copies of all signed agreements between you and the company
- Install a sign and lockbox at your home
- Provide a full color brochure that will include:
- Multiple interior and exterior photos
- MLS Sheet
- Required property disclosures and addendums
- Measurements and a floorplan if available
- A Survey or Plat Map of the property
- A utility information sheet
- Neighborhood/Area information if available
- Provide a street side brochure box with black and white informational flyers
- Provide a Visual Tour of your property
- Update the Multiple Listing Service with information regarding your home including a minimum of one photo immediately upon entry of the listing
- Update the MLS with additional photos within 7 days of listing your home
- Verify with you that all information loaded in the MLS system is accurate
- Upload you property information on various websites including REMAX.net, HomesattheLake.com, CarolinaHome.com, Realtor.com, your agent’s personal website and various other websites via our affiliation with the Charlotte Regional Realtor Association
- Schedule all showings through Centralized Showing Service
- Contact you with feedback from all showings
- Provide a written marketing update on a monthly basis
- Review the marketing and pricing of your home on a monthly basis to analyze how changes in the market have affected the salability of your home
- Verify at least every 60 days that photos are current, effective and are an accurate representation of the home’s condition
- Present and review of all offers, written or verbal in a timely manner
- Negotiate all offers on you behalf and with your best interests in mind
- Negotiate repairs once a contract is agreed upon
- Obtain a loan approval letter from the selling agent
- Coordinate the closing with you
- Review the settlement statement prior to closing
- Attend the closing with you to answer questions and be your advocate if issues arise
